The Association is responsible for enforcing the Deed Restrictions. The Building Committee is available to answer any questions you may have about the Deed Restrictions before you start work. The Township has significantly more requirements and you or your contractor need to be aware of those requirements. If work is started and permits are required, the Township will stop the work until the proper approvals and permits are obtained.
If you are ready to start a project, drawings can be submitted to the Township and the Association will be notified. A member of the Building Committee will review the plans at the Township and if they conform to the Deed Restrictions, the drawings will be stamped with the Association's approval. Also, you can submit your drawings to the Association before submitting them to the Township and if they conform, they will be stamped and the Township will recognize the approval and not hold the drawing until the Association responds. Tom Donnan is usually available and can usually meet on short notice.
If the plans do not conform to the Deed Restrictions, the homeowner will be notified of the issue and be expected to revise the drawings. The Association is not empowered to grant variances to the Deed Restrictions.
We have experienced excellent cooperation from our homeowners and to date have not needed to resort to court action to enforce the Deed Restrictions.
Association Dues
Association dues are currently $30 per calendar year and should be sent to the Association treasurer on or before December 31st. An accounting of our expenses is made at each annual meeting. The Association does not have responsibility for maintaining any common property.
The dues are used for:
- Pay the expenses of maintaining the Bloomfield Berkshires Improvement Association as a Michigan Non-Profit Corporation.
- Pay for legal counsel when needed to guide the directors' decisions.
- Pay some of the costs of the social events and other activities of the Social Committee.
- Be on hand to pay legal expenses in the event we need to defend the Deed Restrictions.
